Yahoo! Finance: Vantaca data shows what’s driving HOA dues, and why clear communication is the answer
Yahoo! Finance's Senior Reporter, Claire Boston published a national feature on what’s behind rising HOA assessments, built on data from Vantaca’s first State of the Industry report.
She based the story on Vantaca’s analysis of association assessments, expenses and homeowner sentiment from 2021 to 2025. The data shows where the cost pressure comes from including insurance and utilities, driven by more natural disasters and insurance carriers leaving some markets, which account for most of the increases. Maintenance, the largest line item for most associations, grew much more slowly.
The data also points to an opportunity. Most homeowners will support dues increases when they understand the reason, which makes transparency one of the strongest ways for associations and management companies to build trust. Vantaca CEO Ben Currin told Yahoo Finance that HOA costs are a major expense for the nearly 80 million Americans who live in community associations, and that clear access to financial information is key to their confidence in their community.
Key Vantaca data in the piece:
- 73% of homeowners would accept a dues increase if the reasons were clearly explained
- Insurance (+75%) and utilities (+63%) drove most of the assessment growth from 2021 to 2025
- Maintenance, typically the largest HOA expense, rose a more modest 26%
- Assessments rose about 51% overall: 49% for single-family communities and 96% for condos, which have more shared systems to insure and maintain
- Average 2025 special assessments were $514 per single-family home and $1,450 per condo
- Fewer than 1 in 5 homeowners say they get all the financial and operational information they want, which is a clear chance for communities to build trust through better communication
